The Thomson-McDuffie County Planning Commission met on Tuesday, June 1 in the Government Services Center.
The board discussed the application requesting a subdivision review for a 189.9 acre tract of land on Whiteoak Road that was submitted by Crowell & Co., Inc.
According to Chase Beggs, Planning and Zoning Director, this request is to approve both, Phase one and two, of the proposed White Oak Landing subdivision of the area of land that was mentioned before. Roughly 75 lots would be included in Phase one and two, and the required amenities from the ordinance would be adhered to. The board voted to approve the subdivision request.
Next it will go before the board of commissioners for consideration of approval.
Crowell & Co., Inc. also submitted an application for a variance request regarding the sewerage for the White Oak Landing subdivision. According to Phillip Green, from Southern Partners, Crowell’s Engineer, some years ago there was potentially going to be sewers installed but the project didn’t happen. A Level 3 soil survey was done to test the suitability of lots for septic tanks. This variance request was approved by the Planning Board.
The board talked about an application that was submitted by Mary Radford regarding the rezoning of 3165 Augusta Highway, from an R-1 to a C-2. This is to continue renting out the building and bring the existing commercial building into agreement with the zoning ordinance.
According to Beggs, this property was once used as a consignment shop, but was never zoned accordingly, due to it being there before zoning. The board voted to approve the request of 3165 Augusta Highway from a R-1 to a C-2.
The board discussed a request of a special exception to operate a wedding venue at 4592 Wrightsboro Road that was submitted by Ty and Dena Abero. According to the Abero’s, their hope is to turn their barn into a wedding venue. The board voted to approve this special exception.
