Notice of Sale Under Power Georgia, McDuffie County Under and by virtue of the Power of Sale contained in a Deed to Secure Debt given by Melissa S. Kendrick to Mortgage Electronic Registration Systems, Inc. (MERS) as nominee for Taylor, Bean & Whitaker Mortgage Corp., dated March 26, 2009, and recorded in Deed Book 528, Page 360, McDuffie County, Georgia records, having been modified at Deed Book 647, Page 7, aforesaid records and as last transferred to Carrington Mortgage Services, LLC by Assignment recorded in Deed Book 638, Page 803, McDuffie County, Georgia Records, conveying the after-described property to secure a Note of even date in the original principal amount of $113,691.00, with interest at the rate specified therein, there will be sold by the undersigned at public outcry to the highest bidder for cash before the Courthouse door of McDuffie County, Georgia, within the legal hours of sale on the first Tuesday in November, 2019, to wit: November 5, 2019, the following described property: All that lot or parcel of land with improvements thereon, situate, lying and being in the 134th District, G.M. of McDuffie County, Georgia, being identified and designated as Lot No. 28, containing 2.35 acres and being inclusive of and in Ridge view Subdivision as shown on Plat of Survey thereof prepared by Alfred D. Bellew, R.L.S. No. 2255, dated June 27,2000, entitled "Plat of Survey for Ridge view Subdivision" copy of which is recorded in Plat Record S, at Page 305 Q in the Office of the Clerk of Superior Court of McDuffie County, Georgia and to which Plat and the official record thereof reference is hereby specifically made in aid of and for a more complete and detailed description of said lot as to its courses, bounds, metes and distances. Commonly known as 2142 Ridgeview Drive, Thomson, GA 30824 Property tax ID 0029B-028-000 Being the same premises as conveyed unto Melissa S. Kenderick, by Deed from B and A Mobile Homes, Inc and D/B/A American Dream Homes, dated 12/14/2007 and filed for record 12/19/2007, in Book 488, Page 123, in the land records of McDuffie County, Georgia Together with all improvements and fixtures attached thereto, including the following manufactured home which is permanently attachedd to said real property: 2008 Riverbirch/mod4042-1, 80x28, Serial #RB07AL12369AB This sale shall be made subject to the right of redemption in favor of the United States of America to redeem the property for a period of one year from the date of sale pursuant to 28 U.S.C. Section 2410 ( c ), which right of redemption arises because the United States of America is the holder of that certain Deed to Secure Debt from Melissa S. Kenderick to the Secretary of Housing and Urban Development, dated August 4, 2016, recorded in Deed Book 647, Page 2, McDuffie County, Georgia records. The debt secured by said Deed to Secure Debt has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Deed to Secure Debt.
